· Paving as per site plan.
 Landscaping
 · Designed by Landscape Architect
· The erf to be grassed and landscaped as per landscaping lay-out.
· The site will be prepared to comply with municipal specifications.
Yard walling
· · Plastered & painted as per site plan and palisade fencing where indicated.
 
FLOORS
Foundations & concrete surface beds or slabs to Engineers design. Steel float finish to concrete floor in basements. 25 mm Cement screed finished off with a steel trowel to receive carpets and floor tiles as indicated on floor plan.
Floor Tiling
· Tiling: As indicated on floor plan.
· Choose from Seller’s range of top quality tiles.
· · Note : Extra-over charge for laying non-standard tiles i.e. marble, granite, porcelain or similar.

Carpets
· To Bedrooms as per plan.
· Choose from Seller’s range of carpets including underfelt and fitting.
Skirtings
· Painted Timber skirting to all areas.
 
WALLS
External walls and appropriate thickness internal walls built with clay bricks or similar.
Plaster
· · One coat plaster to external walls, internal walls and window sills (except where tiled).
Paint
· Three coats good quality paint to plastered walls.
· Internal & external shades to Architect’s specification.
Wall tiling
· · To Bathrooms and Kitchen (above cupboard counter top to underside of top cupboards)
· Choose from Sellers range of top quality tiles.
· · Note: Extra-over charge for laying non-standard tiles i.e. marble, granite, porcelain or similar.
Doors
· Front door, handle and lockset to Architect’s detail.
· Internal doors, handle and lockset to Architect’s detail.
Windows, etc
· · Powder coated or similar aluminium windows and sliding doors to · Architect’s colour, details and schedule.
Balustrades
· To Architect’s detail and specification.
